Initially involved in the real estate business during 1971 in sales and leasing of residential and multi-family properties; founded Bearoff & Company (B&Co) during 1978;  awarded MAI designation by The Appraisal Institute during 1986; invited to membership in The Counselors of Real Estate during 2004;  now leads a team of certified appraisers and analysts in the completion of intensive real estate appraisal valuation, counseling and advisory assignments in the Philadelphia Metropolitan Region.

Particular emphasis on fractional interest valuations in partnerships and real estate, conservation easement valuations, financing related transaction appraisals, ad valorem assessment counseling and appraisal, in addition to valuations involving stigma, construction defects and contamination.

  • The Appraisal Institute - MAI designated members have met rigorous requirements relating to education, testing, experience and demonstration of knowledge, understanding and ability; held by appraisers who are experienced in the valuation and evaluation of commercial, industrial, residential and other types of properties.

  • The Greenville News, Greenville, SC on May 21, 2006 featured the front page article "Duke Considers More Reactors on Keowee" by reporter Paul Alongi.  The article addressed a proposed nuclear power plant to be build by Duke Energy and its impact upon residential construction patterns in one of the nation's fastest growing suburbs of $1.0 million new home construction.

"Thomas Paul Bearoff, a Pennsylvania-based real estate consultant, said homebuyers in suburban Philadelphia have shied away from lots that have a view of the Limerick plant. But home sites as little as a quarter-mile away, shielded from the view, are going for up to $1 million.  He said;  If you can see the towers, it's a negative."

  • John T. Morris - Senior Residential Analyst

    • B.S. Degree Pennsylvania State University; joined B&Co in 1995 with extensive experience in corporate relocation; single to four-family residences; market research and analysis for subdivision absorption studies.  Mr. Morris specializes in relocation appraisals; estate property valuations along the Main Line, and complex dwelling valuations in the suburban Philadelphia counties including the New Jersey shore area. Mr. Morris has gained experience in the valuation of damaged residential properties as a result of construction defects and stigma due to a variety of causes.  Certified PA Residential Appraiser RL-3509-L.
